1400 GROUP is the largest ("one-stop") source of net leased deals in the country - it's all we do...

Our forte is assembling this one rare type of property from a multitude of sources so you can quickly view them all in one place. No other company does this, as far as we know.

While we have become a marketplace for management-free (NNN or "Net") type deals - mostly long-term leased, we do not generally accept exclusive listings on these because we simply do not have the time to both be the biggest "tracker" - AND the biggest lister... so we work on an "open" basis with developers, third party sellers, and Brokers - to assemble and market the various properties you see here.

Why the fervor for NNN's?

With ordinary commercial real estate, when all the smoke clears, after the management company meetings, accountant and lawyer meetings, constant remodeling, police calls, visits to the property. . . and nail-biting, you net about 7% to 9% before tax (if it's been a good year. . .). with net-leased, single-tenant properties, you can net the same or better than that - without the time drain and the nail-biting. All you have to remember is to go to your mail box. . . Some doctors think it's the equivalent of adding 10 years to your life. . .

As you peruse our spread sheets, you might think, "net-leased properties grow on trees!"

Experts have told us, however, that you are probably seeing up to 70% of the entire U.S. available supply. The odds of your ever seeing much of what is left are slim because most of the balance sells locally. . . without outside exposure.

You have in your hands a substantial number of net-leased properties of every type and size.  It is believed to be the largest assembly of net leased property ever presented. (We try to up-date every week.)

Somebody said:

"If a buyer can't find what he wants in the 1400 Group lists, chances are he either doesn't know what he wants, is suffering from "I want it in my front yarditis," . . or is searching for a unicorn. (Example of a unicorn" : A pure-net, bonded lease with IBM for 25 Years, with a 90%, 30-year straight loan at 6% interest, next to Disneyland, with a full CPI every year, at a 10% return. . . THAT'S a "unicorn," folks!)

Net leased property is the only kind of income-producing real estate that is "headache-free" and it beats most bonds - not only in yield - but because you have something left at the end of the term that's value should be current with inflation. . . you get to "eat your cake and have it too"!

Please let us close with some friendly advice: SHOOT FIRST. . .ASK QUESTIONS LATER !! (You will be surprised at how many sell in the next several months!) . . ..AND DON'T TRY TO STEAL THEM. . . THEY'RE NOT PRICED LIKE ORDINARY ("list'em high/sell 'em low") REAL ESTATE. . . they don't grow on trees.
